The most frequent question we hear about the actual need for new home inspections is, "Why get a new home inspected since the builder has his own inspector go through the home, and is liable for the entire home for at least one year after construction anyway?"
Here is why:
The builder's inspector may spend more time looking for cosmetic items such as paint touch-up. You should keep in mind that, regardless of the builder's reputation, between 25 and 40 different subcontractors are employed to build a typical home. These subcontractors could be new and inexperienced.
Often such systems as air conditioning may be functioning reasonably during moderate weather, but you don't want to find out in a heat wave that the system may have been improperly installed or under-sized; a small area of non-standard roof flashing installation can cause bigger problems later on.
Some improperly performed work/systems may perform well for a certain period of time but fail before the end of their expected service life.
Your builder (by human nature) is particularly attentive to problem solving before the closing of the sale; after the sale, he may leisurely use the year he has to correct problems. After multiple calls, many buyers, in frustration, give up and pay someone else to correct what the contractor would have fixed eagerly before the sale.
For the last few years, we’ve conducted local market checks of Home Inspection prices a couple of times per year; we usually have found that we are situated in the area of 5 to 7 on a scale of 1 to 10 when compared to other local established Inspection Firms.
